Housing & Residential Life at USC Upstate
All new full-time freshmen under the age of 20 are required to live on campus unless they live in the local area and live with their parents.
USC Upstate students have three affordable housing options for on-campus living: the Magnolia House (for freshmen only), the Palmetto House (for freshmen and upperclassmen), and the Villas (for upperclassmen only). The Office of Housing and Residential Life provides tours of the housing complexes upon request, which allow you to meet the residential life staff and tour the public areas and individual rooms when available.
Attention Students: MENINGOCOCCAL VACCINE Requirement
Proof of Meningitis Vaccination after 2005 (with Menactra®) is REQUIRED for all incoming students living in University Housing. Please visit our Health Services Web site for more information.
The Tree Houses: Palmetto House and Magnolia House
The brand new, co-educational Palmetto and Magnolia Houses offer a number of amenties for both freshman and upperclassmen students, including free laundry, recreation, a computer lab, and in-house tutoring. > Learn more | The Villas: Apartment-style Living

Graduates, Earn Your Free Cap, Gown, and Diploma Frame!
Here’s a benefit you’ll get from living in on campus housing that you may not have heard about. If you stay in on-campus housing for all four years of college, Housing and Residential Life will purchase your graduation cap and gown for you, and give you a frame for your diploma!
