Housing Options

USC Upstate students have three affordable housing options for on-campus living: The Magnolia House (for freshmen only), the Palmetto House (for freshmen and upperclassmen), and the Villas (for upperclassmen only).

Application Procedures and Roommate Assignments

After you have been accepted to the university, you can log into Self Service Carolina and choose My Housing Portal. Make sure you select the Upstate Campus. You will be asked to submit an application fee, which can be done online with a debit or credit card.

$75 application fee (Non-refundable)

You will receive immediate email notification upon completion of your application, and your request for housing will be processed. Roommate requests are honored if possible, but there are no guarantees. Room assignments will be posted to your Housing Portal on July 13th.   • As noted in your housing contract, USC Upstate assumes no financial responsibility over the personal property of residents nor will the institution be financially responsible for large-scale, unintentional damage caused to university property by on-campus residents, such as a fire or sprinkler-head flood.

Renters insurance from GradGuard provides up to $300,000 in personal liability coverage. For example, if you unintentionally set off your building’s sprinkler system, liability protection can help pay for the resulting damages.
    • An Alternative to Homeowners Insurance: Not all homeowners insurance policies are the same. Limitations may apply when the property is away from the principal residences. Unlike homeowners insurance, your premium will not increase if you make a claim on the policy.
