USC Upstate students have three affordable housing options for on-campus living: The Magnolia House (for freshmen only), the Palmetto House (for freshmen and upperclassmen), and the Villas (for upperclassmen only). The Office of Housing and Residential Life provides tours of the housing complexes upon request, which allow you to meet the residential life staff and tour the public areas and individual rooms when available.

USC Upstate does not assume any liability or responsibility for the loss, damage or theft of any personal property or damages resulting from negligence of any residents, accidents, acts of nature and/or equipment failure. As such, Housing and Residential Life requires you to cover your personal property with renters insurance that also provides coverage for property damage liability. Two companies that provide insurance to college students that are very reasonable are GradGuard and NSSI. You may also check with your personal homeowners or renters insurance for coverage. You will need to upload a copy of your insurance to the StarRez portal.
